Q: WHAT TYPES OF APARTMENTS ARE OFFERED?
A: Affordable 1 and 2-bedroom apartments.
Q: WHAT IS THE PET POLICY?
A: We are a pet-friendly community with no breed or size restrictions! We also require pet registration as part of the application process. A maximum of two pets is allowed per household.
Q: IS PARKING AVAILABLE?
A: Yes. There is underground garage parking available, as well as city street parking.
Q: IS SUBLETTING ALLOWED?
A: No.

A: Yes, our waitlist is open. Please contact the site for details!
Q: IS THERE WI-FI?
A: There is free common area WIFI available! Residents are responsible for in-home internet service.
Q: CAN STUDENTS QUALIFY FOR RESIDENCY?
A: In general, full-time students are not eligible. Households that consist entirely of full-time students are considered ineligible unless they meet one of the following criteria: Students who are married and entitled to a joint tax return, or single parent with child(ren) and the parent is not a dependent of someone else, and the child(ren) is/are not dependent(s) of someone other than a parent.
Q: CAN I RESERVE AN APARTMENT ONLINE?
A: Yes, we encourage you to start your online application to reserve your apartment. With only 98 apartments, our building will fill up fast!
Q: WHAT TYPES OF LEASE TERMS ARE AVAILABLE?
A: Generally, 12-month lease agreements are available.
Q: ARE THERE OCCUPANCY LIMITATIONS?
A: Generally, a maximum of 2 occupants per bedroom is allowed. See details below:
1 bedroom Limit 2 persons plus one to age 24 months
2 bedroom Limit 4 persons plus one to age 24 months
Q: IS THE BUILDING SMOKE-FREE?
A: Yes, we are a smoke-free community.
Q: DO I NEED RENTERS INSURANCE?
A: Yes, renters must maintain liability coverage during the tenancy. We encourage you to use our preferred partner, Resident Shield.

Q: WHAT PAYMENT IS REQUIRED TO RESERVE AN APARTMENT?
A: To reserve an apartment, an application and a $300 Pre-lease fee will be required.
Q: WHAT IS THE MAXIMUM INCOME ALLOWED TO QUALIFY?

Q: WHAT UTILITIES ARE INCLUDED IN THE RENT?
A: Water/sewer, and refuse are included in the rent. The residents are responsible for gas, electricity, cable TV, phone, and internet. A $4.25 utility billing fee/mo will automatically be applied to your account.
Q: DO YOU ACCEPT HOUSING SUPPORT VOUCHERS?
A: Yes, we accept housing support vouchers. Please contact our leasing team for more details on the application process.
Q: MY INCOME VARIES - HOW DO I KNOW HOW MUCH I MAKE?
A: Look at your last six pay stub's gross earnings. Add all six up. Divide the total amount by six to figure out how much income you make per pay period. Multiply that number by the number of pay periods per year. If in doubt, give us a call and we'll help prequalify you!

Q: WHAT IS INVOLVED IN THE APPLICATION PROCESS?
A: A $50 non-refundable fee is required to process your application. A security deposit equal to one month's rent is due upon move-in (subject to change based on your application). Additionally, a $300 pre-lease fee will be held until your application is approved. Once your security deposit is paid in full, the $300 pre-lease fee will be refunded.
If the application is canceled within 72 hours of approval, the pre-lease fee will be refunded. However, the pre-lease fee becomes non-refundable after 72 hours. If an applicant does not meet eligibility requirements, the $300 pre-lease fee will be refunded.
